Our Story
Factor PM is driven by an experienced, accomplished team of passionate experts in their respective fields. Founded in 2011 by Architect Harry Karadimas as a private investment firm, the company transitioned in 2018 to project and design management to assist clientele in the design, management and delivery of projects of an exemplary standard.
Harry Karadimas
Director
Harry Karadimas is the founder and Director of Factor PM and leads the delivery of all projects undertaken by the practice. A registered Architect, Harry brings deep expertise across design, planning approvals and construction, with a particular focus on complex residential and mixed-use developments.
Prior to establishing Factor PM, Harry spent over a decade at leading Sydney practices SJB and Cox Architecture, where he held senior roles across the design and delivery of large-scale projects for prominent developers and builders. His experience spans the full project lifecycle, from early design and approvals through to construction and completion.
Harry leads all client meetings and project discussions and is directly responsible for project strategy, consultant coordination and delivery oversight. Known for his hands-on and practical approach, he remains closely involved throughout construction, ensuring projects are not only well designed, but buildable, well managed and aligned with client objectives.
Bridie Ryan
Head of Operations & Business Development
Bridie Ryan is Head of Operations & Business Development at Factor PM.
Bridie is responsible for the commercial, operational and business development functions of the practice, overseeing the day-to-day running of the business including financial management, systems, marketing and communications.
Bridie leads Factor PM’s initial client engagement and business development activity. She manages written outreach, enquiry management and early-stage engagement with developers, landowners and property stakeholders exploring project pathways. Acting as the first point of contact for prospective clients, she coordinates early correspondence, gathers preliminary project information and facilitates the transition of enquiries into project discussions led by the Director.
With a background in operations and stakeholder engagement, Bridie brings a structured, reliable and professional approach to the business. She places strong emphasis on clarity, responsiveness and consistency, helping ensure a well-managed client experience from the first point of contact through to project commencement.
